Thank you. Good evening, everybody. We have no public hearings tonight, so we're going to go right into discussion items. Agenda item number one is Carson Woods. Carson Woods, major subdivision. Matt, can you tell us about that, please? Sure. This is one of Greg's applications. He is out today, so I'm going to be pinch-hitting for him today. This is a secret discussion for Carson Woods, major subdivision. It's an eight-lot major residential subdivision in Jamesport. The board remembers Zimacki Lane, which has access to the main road, is here. The subdivision will be connecting to Fox Lane, Recharge Basin here, a nice big piece of open space just under 13 acres. We coordinated secrets starting back in June with the Water District Highway Department, SHPO, the DEC, the Planning Commission, the Health Department, PSUG, and National Grid. I will read through just his part three of his long-form EAF. And then we'll go from there. Is the 50-foot non-disturbance still in effect in the eastern portion next to the farm field? Yeah, so the way they designed the plan, if you see here, this is all part of the open space. So it's actually part of the open space parcel, but it's 50 feet wide. Is there access to the open space parcel, or is it landlocked? So it's right on the road here. Okay, so we have access to it. That's right. And it's going to be town-owned? It looks... It looks like it's to be dedicated. It doesn't say. Typically, the town doesn't accept them. The HOA will take... An HOA usually is established. If at some point it defaults, then usually the town takes it. But I don't think it's really the town's policy to accept them. I'm just wondering that because of illegal dumping and everything. Yeah. Yeah, another county, Joe had said that the county had recommendations about a fence. I think that's a good discussion, you know, when we get towards approval, just with some sort of fence to delineate where the open space starts and people's property. Yeah. Yeah. So in terms of the Part 3, New York State Office of Parks, Recreation, and Historic Preservation by letter dated September 9th, 2024, stated the proposed project would not impact any archaeological and historic resources. They have a map and plan from the Water District dated September 2024, found that providing potable water and fire service water supply to the proposed project would not adversely impact the function of the Water District. The Planning Commission by letter dated July 24th, 2024, considered the application of the matter. For local determination. Eight new single-family residences significantly below any thresholds that would be considered to be a significant generator in terms of vehicle trips. So that's traffic-related. Pros, clustered residential subdivision is consistent with the purpose and intent of the APZ Zoning Use District and will exert the preservation of 12.81 acres of woodland on the site in its natural state. And then in order to avoid impacts to threatened endangered species, in this case the northern long-eared bat, clearing would be only permitted between December 1st through February 28th. If you recall, we had a discussion, I think, either last year, early last year about compliance with the Long Island Workforce Housing Act. Initially, you know, our recommendation was that they pay into the fund.
