2:07This is a secret discussion for Carson Woods, major subdivision.
2:11It's an eight-lot major residential subdivision in Jamesport.
2:15The board remembers Zimacki Lane, which has access to the main road, is here.
2:20The subdivision will be connecting to Fox Lane, Recharge Basin here, a nice big piece
2:25of open space just under 13 acres.

3:03Yeah, so the way they designed the plan, if you see here, this is all part of the open space.
3:09So it's actually part of the open space parcel, but it's 50 feet wide.

4:12found that providing potable water and fire service water supply to the proposed project
4:16would not adversely impact the function of the Water District.
4:19The Planning Commission by letter dated July 24th, 2024,
4:23considered the application of the matter.
4:24For local determination.
4:26Eight new single-family residences significantly below any thresholds
4:30that would be considered to be a significant generator in terms of vehicle trips.
4:34So that's traffic-related.
4:36Pros, clustered residential subdivision is consistent with the purpose and intent
4:40of the APZ Zoning Use District and will exert the preservation of 12.81 acres of woodland
4:45on the site in its natural state.
4:48The project complies with the allowable sanitary density for the sanitary zone.
4:52And the project complies with the allowable sanitary density for the sanitary zone.
4:53And then in order to avoid impacts to threatened endangered species,
4:58in this case the northern long-eared bat,
5:00clearing would be only permitted between December 1st through February 28th.

6:18Initially, you know, our recommendation was that they pay into the fund.
