1:00Good evening, everybody.
1:19Welcome to the advertised time and place planning board meeting Thursday, July 2nd, 2026.
1:25Please stand for the Pledge of Allegiance.
1:27I pledge allegiance to the flag of the United States of America and to the republic for which it stands, one nation, under God, indivisible, with liberty and justice for all.
1:41Thank you. On behalf of the planning department and my colleagues on the board and myself, we wish everybody a safe and happy Fourth of July.
1:51That being said, we have no public hearings tonight, so we're going to go right into discussion items.
1:57If anybody is here for the Harb's discussion item, it's been taken off the agenda tonight.
2:03So with that said, let's go to discussion item number one, McGinnis Residence, Chapter 219.
2:09It's at 888 Soundshore Road.
2:12Heather.
2:13So, yes, 888 Soundshore Road in Jamesport.
2:16If the board recalls, we discussed this back in February.
2:19the applicant is seeking to demo a small rear deck and do a new rear deck on the subject parcel it
2:29did need relief from the zoning board of appeals so this is what was originally proposed it was
2:33roughly 22 feet by 20 feet after going to the zoning board going back and forth the zoning
2:42board wanted to see perhaps a reduction in size so the design professional and the homeowner came
2:50up with a revised plan where the deck the piers and girder only come out 12 feet from the house
2:58with a three-foot cantilever so the deck was reduced to 22 by 15 and they're actually the
3:04stairs are within the footprint of the deck so they don't actually encroach any closer to the
3:09top of the bluff than where the edge of the stairs is now. So the zoning board found that to be
3:15acceptable. They granted the relief sought based on the revised proposal by appeal number 2026-011
3:24dated June 11th of this year. They did require, and I think we spoke about this in February,
3:32some restoration. There was clearing along the top of the bluff. They did submit a restoration
3:37planting plan so I do have a resolution on to approve the chapter 219 subject to
3:44the revised proposal and the plantings to be installed. Any questions? All good?
3:54All ZBA has been taken care of. Yep, ZBA is all done and again they submitted the
3:59revegetation plan. This is the revised deck plan so this is what would be
4:03approved tonight so good to go good good okay let's move on to number two planet
4:10nub 720 main rules a plane amendment Matt so if the board recalls back in
4:17August of last year we approved administrative site plan for planet
4:21nub that's a 720 main road in Jamesport as part of our site plan approval is as
4:25typical for things that are on the state right-of-way we do with it refer things
4:30out to do T the only comment that we originally got for this from the ERT was
4:33that they needed a highway work permit. So approval was issued, plans were signed.
4:37After the applicant was at the building division he got a response from DST
4:42asking for revisions for them to his plan. If the board recalls there used to
4:46be it was proposed as a u-shaped driveway on the original plan where the
4:51entrance was on the east side and exit was on the west side with angled parking.
4:56The DOT came back and said you can only have one curb cut which is unfortunate
5:01that happened after the review was already done but it's not a typical
5:04I've never seen so many laundry lists of things they do you know hit you with
5:09every single detail nothing goes unturned at the DOT we just wish we knew
5:14a little bit sooner so we included in our resolution so a simple change to
5:19this it's going to be one curb cut on the west side entrance and exit the
5:24parking is now 90 degrees and then also part of this application the applicant
5:28proposing to change the building materials so the original approval was a beige color with
5:33uh natural wood like coast and beam on the front now it's a white board and baton with black trim
5:40that's it looks like little jones again yeah actually yeah they're uh underway now it looks
5:47good uh got the site work into things to go still but it's getting there any questions
5:53Any questions, gentlemen?
